The four components of a prefab cottage bill

Every prefab cottage in India — no matter which brand builds it — has the same four cost buckets:

  1. Base cottage price. The factory-built structure, walls, roof, standard windows and doors, standard flooring, electrical and plumbing rough-in, and on-site assembly.
  2. Add-ons. Anything beyond the standard scope — wet-zone tiles, upgraded kitchen finish, second bathroom, extra window, larger deck, and so on. Add-ons are optional; you pay for what you pick.
  3. GST. In India, prefab structures typically attract 18% GST as "movable construction," though the exact rate depends on how your CA classifies the contract. Verify with your accountant for your specific case — the rate can meaningfully change the total.
  4. Site work. Everything done at your plot before the cottage arrives — plot leveling, RCC plinth or slab, water source, electricity connection, boundary, approach road. This is done by your own local contractor, not the prefab supplier.

The Plantation Villa's ₹36 Lakh headline already assumes a fuller turnkey handover — factory build, transport, RCC plinth planning, and a more complete interior. You should still budget separately for:

  • Land (highly variable — ₹5-40 Lakh per acre depending on location)
  • Site-specific approvals and consulting
  • Higher-end interior above our standard scope
  • Landscape, pool if any, boundary
  • Utility infrastructure appropriate to a villa (higher-capacity electric, larger water tank)

A realistic all-in for a Plantation Villa on your land, listing-ready, is ₹45-55 Lakh depending on how much premium interior work you commission.

Prefab vs traditional construction — cost lens

Standard RCC construction in South India in 2026 runs ₹1,800-2,500 per square foot turnkey — that puts a 1,200 sqft house at ₹22-30 Lakh with 12-18 months of build time.

Prefab (our Plantation Villa) at 1,200 sqft is around ₹36 Lakh delivered in 30 days.

At first glance prefab looks 20-30% more expensive. Two factors usually erase that gap:

  1. The 10-11 months of income you'd forfeit waiting for traditional. A cottage generating ₹1-2 Lakh per month of Airbnb revenue for those 10 months = ₹10-20 Lakh of opportunity cost.
  2. Traditional cost overruns. A 2023 CREDAI-Anarock survey put average residential-project overruns at 27-42%. Prefab is fixed-price at order confirmation.

  • HDFC Home Construction Loan — approves prefab on a case-by-case basis; better with plans stamped by a licensed engineer
  • NBFC options (Bajaj, PNBHF) — more open to prefab, higher interest
  • Section 24 tax benefits apply to prefab the same as traditional homes once the plot has full title

For Airbnb-oriented builds, some hosts finance the land through a home loan and pay for the cottage in cash from savings or a business loan — that's often the cleanest structure.

Talk to your CA about GST classification too — misclassifying prefab as "immovable property" versus "movable construction" can change the effective tax and set-off entitlements.

Frequently asked questions

Why is the base price so much lower than the total on-site cost? Because base = the factory-built cottage delivered and assembled. Site work (plinth, utilities, boundary, landscaping, furniture) is done by your local contractor to your specifications, at your local rates. Every prefab company in India quotes the cottage in isolation; the total varies by location.

Does the cottage include the foundation? No. Foundation (plinth or RCC slab) is client-built. We give you the exact drawing, load specs, and slab dimensions in advance so your contractor can pour it while the cottage is being built in our factory. That's how we hit the 30-day timeline.

Are prefab cottages loanable? Yes but not universally. Bank comfort with prefab has grown a lot in the last five years, but you'll want a licensed engineer stamp on the plans and a titled plot. Pre-check with your bank branch before committing.

What GST rate applies? Prefab construction typically classifies as movable / composite works and attracts 18% GST, but the exact treatment depends on how your CA structures the contract. Get GST advice specific to your project.
